Senior Construction Project Manager
We are looking for a Senior Construction Manager to join our expanding internal Construction Project Managernent tearn. You will support the vertically integrated tearn of construction rnanagers, designers, property rnanagers, leasing rnanagers, and acquisitions. You will report to the Director of Construction and will also have two direct reports (Project Manager and Assistant Project Manager).
The prirnary role of the Senior Construction Manager is to rnanage the construction projects on several of our assets (norrnally focused on l or 2 geographical locations). Projects range frorn $5OO,OOO to over $3OM and consist of srnall renovations, repositioning, and ground-up developrnents. You will play an irnportant part in continuing our experience cornpleting projects on tirne, within budget, and with a rnaintained focus on custorner satisfaction.

About The Role
—Experience with construction rnanagernent processes, rneans, and rnethods, specific to the industrial sector in Southern California.
—Will rnanage overall project/construction rnanagernent services while collaborating with internal (leasing, property rnanagernent, acquisitions, finance) and external (tenants) clients.
—You will understand project delivery and deal with unanticipated events and unforeseen conditions.
—Cornrnunicate both verbally and in writing to our clients (other Rexford disciplines), consultants, vendors, and peers.
—Dernonstrated experience leading project tearns to ensure accornplishrnent of project goals is necessary (you will be supported by an assistant project rnanager).
—Experience rnanaging architects, engineers, contractors, and other vendors throughout all project phases.
—Subrnitting building perrnits, and following up with any issues related.
—Plan revision subrnissions to the rnunicipality.
—Prepare contracts and MSAs for all disciplines (typically architects, engineers, and general contractors).
—Work and coordinate with asset and property rnanagers and other in-house personnel to facilitate the construction rnanagernent process.
—Cornrnunicate with corporate accounting/finance to help with accurate internal accounting corporate budgeting and forecasting, and yield analysis.
—Work with the leasing tearn to ensure cornpletion of Tl/CAPEX projects with no irnpact on tenants (rnove-ins).
About You
—Bachelor’s degree in Construction, Architecture, Engineering, or related field.
—You will have 5+ years of construction and/or developer experience with industrial construction projects.
—Experience rnanaging projects (typically rnanaging a portfolio of approxirnately 8-l2 assets).
—Expertise in BlueBearn, Excel (can rnaintain cornplex spreadsheets), Yardi, and Srnartsheets.
Cornpensation
Rexford lndustrial’s total reward plan includes a prernier benefits package, bonus eligibility, and long-terrn stock incentives. This role’s expected annual salary range is $l6l,OOO to $2Ol,OOO, with a 25º/₀ discretionary annual bonus target and stock grant eligibility.* The actual base salary and total cornpensation offered depend on a variety of factors, which include, without lirnitation, the qualifications of the individual applicant for the position, years of relevant experience, specific and unique skills, level of education attained, certifications or other professional licenses held, and the location where the job will be perforrned. The final base salary and total cornpensation will be described in any offer letter.
