As a Senior Accountant with Realty Income, you will be in charge of accounting processes (accounts receivable, service charges, intercompany recharges, invoice processing) of the countries in scope. Reporting to the Director, Accounting & Operations you will prepare complex journal entries, Balance Sheet accounts reconciliations, analysis, commenting as well as increase efficiency of the processes with the continuous improvement mindset. The role will need to cooperate with third party property managers, internal teams to ensure adherence to company policies and accurate and timely execution of the operating procedures.
What you will be working on:
Third Party Property Management Oversight and Monitoring
—Oversee third-party property managers as it relates to accounts receivable and service charge responsibilities including:
——Calculating, collection of rents, service charge expenses, insurance premiums, and tax expenses from clients and performing annual reconciliations.
——Insurance and property tax payments, accruals, recoveries, and forecasting.
—Ensure third-party property managers maintain published company policies and procedures as they relate to all aspects of Accounts Payable, Accounts Receivable, and Service Charge Reconciliations.
—Point of contact as it relates to Yardi input: invoicing, contracts, VAT, etc.
Property Tax, Insurance, and Service Charge
—Support the implementation of Yardi service charge including related process reengineering.
—Periodically review financial position with property managers and finance teams.
—Liaise with auditors to track progress and review service charge accounts.
—Resolving any queries with customers.
Accounts Receivable
—Review and oversight of accounts receivable balances for countries under responsibility.
—Proactively follow-up on past due amounts and address any client disputes regarding billing activities.
—Assist in collectability analysis of month-end receivable balances.
—Oversight of cash application for portfolio tenant ledger charges.
—Recording charges to the tenant ledger for debtor balances in connection with entity acquisitions.
—Support e-invoicing projects including the creation, transmission, and management of electronic invoices in compliance with European standards and regulations.
—Support acquisitions onboarding.
General Accounting
—Assist in answering general ledger accounting questions as they relate to processes under control, including coding questions.
—Perform and review journal entries while ensuring the accuracy of FX rates for multicurrency accounts.
—Work with Controlling to understand and post complicated journal entries.
—Prepare and review intercompany transactions to ensure they are recorded appropriately.
—Prepare and review month-end close procedures for the processes in scope.
—Identify opportunities for process improvement and lead initiatives to enhance procedures and policies to help streamline tasks to further meet accounting’s goals to reduce the number of days for month-end close.
Financial Analysis
—Analyze balance sheet and general ledger accounts for accuracy and reasonableness.
—Provide explanations of any significant fluctuations to accounts under management.
What we need from you:
—Bachelor’s degree in accounting/finance.
—4+ years of relevant work experience, preferably in the real estate industry.
—Strong communication skills.
—Analytical mindset with very good Excel skills
—Fluent in spoken and written English, second language of Spanish required.
—Dutch/EU resident preferred.
