NSA is a real estate investment trust headquartered in Greenwood Village, Colorado and is focused on the ownership, operation, and acquisition of self storage facilities predominantly located in the top 100 metropolitan statistical areas throughout the United States. As of June 30, 2024, the Company held ownership interests in and operated 1,052 self storage properties located in 42 states and Puerto Rico with approximately 68.8 million rentable square feet.
Purpose: You will play an important role in the continued growth and development of the company, which has effectively closed over $6.5 billion of self storage real estate in just 10 years. As the Transaction Manager and Paralegal, you will provide support to the Legal department and Investments team, managing all administrative aspects of acquisition and disposition transactions from contract to close, assist with investor transactions relating to our partnership unit, and perform other paralegal duties. This is a hybrid position with at least 3 days on site each week.
Duties and Responsibilities:

Working with third parties, coordinating the contract, due diligence, and closing stages of self storage real estate property transactions, and managing critical dates to ensure on time close.

Prepare transaction closing cost analysis and track timeliness of various aspects of the closing processes.

Collaborate and build relationships with internal business owners across all areas of the organization, and external vendors including external legal counsel, title company, and third-party due diligence providers.

Tracking of equity issuances related to acquisition transactions including collaboration with internal legal and finance departments as well as third party vendors involved in this process.

Respond to internal/external requests related to archived real estate transactions and assist with resolution of identified issues.

Coordinate with internal teams, third party vendors, and investors for subsequent assignments, or redemptions of partnership units.

Draft, file and maintain various business entity documents, including entity formation and foreign qualification documents, and maintaining corporate organizational charts.

Assist the legal team with real estate matters such as easements, cell tower and billboard agreements, and eminent domain matters, and other duties as may be assigned from time to time.

Prepare resolutions and written consents for company entities.

Prepare various agreements and documents, such as secretary’s certificates and confidentiality agreements.

Collect due diligence and assist with closings for financing transactions, which may include preparation and review of settlement statements.

Assist with operations- or litigation-related matters as needed.
—
Other duties and responsibilities may be assigned from time to time.
