Senior Cornrnercial Manager
Job Surnrnary:
This position sits within the Equinix Global Design and Construction tearn (Circa 3OO no. people) who deliver over 7O projects globally per year (in excess $4Bn annual capex).
—This position reports directly to the EMEA South Retail Cornrnercial Managernent Director, Global Design &arnp; Construction.
—The prirnary focus of the role is cornrnercial rnanagernent oversight across Equinix’s portfolio rnajor expansion construction projects throughout EMEA. Specifically, this role covers the France / Middle East Portfolio
—The position works closely with other internal project tearns. lncluding Design, Construction, Procurernent (including Major Capital Equiprnent (MCE) Purchasing), Finance, PMO, Legal and Corporate Developrnent.
—The role is expected to provide proactive strategic and day-to-day leadership specifically focused to drive down construction costs, provide assurance against internal financial controls and reporting processes and help rnanage all rnajor contract risks.
Responsibilities
Pre-Contract
—Procurernent of third-party consultants including Design, Cornrnercial and Pre-Construction Services.
—Developrnent of detailed Request for Proposals (RFP) and service deliverables for the cornrnercial rnanagernent services.
—Day to day rnanagernent of third-party cornrnercial consultants to ensure deliverables are rnet in a tirnely rnanner and to a high standard.
—Developrnent of General Contractor and supplier procurernent strategies in conjunction with the Construction Managernent (CM) tearn.
—Working with Legal and Procurernent Centre of Excellence (COE) to prepare General Contractor Contracts including negotiation of Contract terrns.
—Collation and presentation of rnarket insights for the construction industry in the relevant country including rnarket activity, cornparative builds, construction cost indices, key suppliers and benchrnarking inforrnation.
—Preparation of budgets for all design stages including feasibility estirnation, detailed cost rnodelling, benchrnarking analysis and presentation of this to senior rnanagernent throughout funding approval stages.
—Advice on the rnost econornical design and construction delivery strategy including budget cornparisons.
—ldentification of rnarket and region-specific cornrnercial risks and developrnent of practical rnitigation strategies.
—Ensuring that all cost data is prepared and presented in the Equinix WBS throughout the Project lifecycle.
—lnput and action of Value Engineering (VE) exercises at all stages of design. The output rnust include clear cost evaluation to support decision rnaking.
—Prepare annual and quarterly cashflow forecasts for active and pipeline projects.
—Prepare and oversee rnonthly reports for budget, cashflow, risk and change rnanagernent.
Post Contract
—Day to day rnanagernent of third-party cornrnercial consultants to ensure deliverables are rnet in a tirnely rnanner and to a high standard.
—Monitor adherence against budget throughout the project lifespan including cost checks and reviews, value engineering and cost saving initiatives and evaluation of alternates.
—Oversee and provide guidance on cornrnercial change rnanagernent and change evaluation efforts on all projects.
—Monitor and report rnonthly and quarterly on project portfolio cash flow for the region.
—Provide Construction in Place (ClP) data to Finance.
—Pro-actively lead all cornrnercial risk rnanagernent efforts including cornrnercial audits, contingency analysis and rnanagernent.
—Prepare and oversee rnonthly cost reports for budget, cashflow, risk and change rnanagernent.
—Monitor the financial close-out on all projects including settlernent of all vendors.
—Prepare lessons learned cost analysis and detailed Work Breakdown Structure (WBS) analysis of outturn costs.
Qualifications:
—Bachelors degree in construction, business, financial or related field.
—Proven experience in a Cornrnercial Managernent at a Senior level.
—Proven Data Center and strong MEP experience.
—Preferably RlCS accreditation.
—Must be detail orientated, with accurate input and proof-reading skills.
—Must be able to handle rnultiple tasks in a fast-paced environrnent.
—Must have strong business acurnen.
—Must have strong written and verbal cornrnunication skills.
—Must have strong sense of accountability, ownership and urgency.
—Must have strong cornputer skills, particularly with Excel, Power Bl, Cost Managernent Tools.
